0. Pre-construction
Once your contract is complete and upon providing MMH with your pre-approval letter and signing a condition removal waiver, our designer will begin to finalize your preliminary blueprints into construction drawings, order a plot plan, and send off your plan to the engineer for floor joist and truss layouts. All of these items are required for a building permit application. Once the construction drawings, plot plan, window schedule are completed a pre-construction meeting is scheduled with your designer, customer manager, site supervisor and yourself to finalize everything so we can apply for permit.
As long as conditions are removed on time and the municipalities are current in approving the permits, our goal is to have your house under construction within 30 days to 60 days of contract signing.
1. A Note on Site Visits
We here at Mason Martin understand that our customers are curious about their new home while it is under construction and are always more than willing to allow you access to your home. However, for your safety we ask that you adhere to the following guidelines:
- Schedule a meeting with your site supervisor or a member of MMH's construction team
- Please only schedule a meeting during daylight hours
- Always be aware of your surroundings
- Wear appropriate clothing
- Always wear sturdy, non-open toed shoes
- Avoid bringing children to the job site
2. Foundation
Once all necessary permits have been obtained, construction begins on your Mason Martin Home with excavation for your foundation. Following the heavy equipment will be a series of site services (water sewer, electrical) being installed and the foundation walls and concrete pour will take place. Please note that MMH and our trade partners want you to be in your home as quickly as possible, but please keep in mind that during the early stages of construction adverse weather conditions will effect our construction schedule.
During this phase there are a number of selections regarding the interior of your home. You are invited to sit down with our interior designer to plan out colour and finish choices for your paint, flooring cabinets and hardware. You will also meet with our cabinet supplier to design a kitchen to suite your tastes.
3. Framing
Moving from the ground up is a very exciting time for our home buyers as now your home begins to come alive. During this stage your house and deck has been framed as well windows and doors are being installed. A framing inspection by the municipality is required before construction can proceed. As with the foundation, harsh weather can continue to negatively impact the construction schedule. The singles being installed on the roof signals the end of this phase and you get to look forward to the mechanical systems being installed. By now all your interior finish selections should be finalized in order to insure availability when we are ready to install.
4. Rough ins
After receiving an approved framing inspection, work begins on the mechanical rough-in stage of your home. The plumber is first up installing all the waterlines and drains in your home. They are followed by the HVAC contractor installing the duct work. At this point in time you will be contacted to complete a walkthrough with our electricians to make sure all the lights, switches and receptacles are installed to your requirements. Then they will commence roughing in all the wires and electrical boxes. Gas fitters are next in your house installing all the gas lines as required. Finally the security system is roughed in.
5. Exterior Finishes
With the rough ins complete work now begins on the exterior. You will see the colour selections you made for your cladding and trims during the pre-construction meeting begin to cover the walls and the home begins to feel more personal as your home starts to take shape inside as well once the building paper is completed on the exterior.
6. Insulation and Drywall
Now that all the mechanical systems are roughed in, the municipality has inspected the installations, and the exterior of the house is wrapped in building paper batt insulation will be installed into the walls. Following the insulation the drywall contractors are next in your house to complete the boarding, beading, taping, and sanding.
7. Interior Finishes
With your move in date fast approaching your home is really becoming yours. The drywallers have just finished texturing your ceiling and the painters are inside priming the walls of your house. At this stage you are invited to meet with our finishing carpenter to plan out the configuration of your closet shelving as well as door and window trim details. Once the have finished installing the baseboards, casing, all the interior doors, and shelving, the painter returns to give the walls and trim their paint.
8. Cabinets and Flooring
With the finishing carpenter complete it brings about a very exciting time for our homeowners; we are now able to give you a confirmed possession date! It is also a time where your get to see the fruits of your meeting with our interior designer as the interior of the house is really coming together. With the paint completed and the cabinets and flooring being installed the vision you had set down on paper is fast becoming a reality.
9. Finals
With the flooring completed there are only a few small touches left before you take possession of your home. The plumbers are back to install the fixtures, electricians are installing your chosen light fixtures and all the switches and receptacles. Walls are receiving their final touch-up coat of paint and the finisher is back to install door hardware make any final adjustments. A week before your possession date your customer manager and a member of our service team will do a quality control inspection your house.
10. Occupancy
With days till your possession the appliances and mirrors are installed and your home is now complete. The furnace and duct work is cleaned and the house gets a thorough clean, your Mason Martin Home is now ready for you and your family to enjoy. On possession day you will meet with your customer manager, site supervisor and a member of our service department for a final walk-through and orientation. It is our goal to ensure your complete satisfaction on possession day and exceed all your expectations.
